Card details are required to secure a booking. We may pre authorise the card details and or take a nominal amount. Payment to be made by cash or card at the time of your stay. If payment has not been made before your departure, the amount will be debited from your card details.
We have a 48 hour notice cancellation policy and must be notified by 12pm, 2 days before the arrival date otherwise the deposit will be kept. Cancellations made after this time will result in the total booking cost payable. We will try and resell the room and may be able to waive all or part of the charge.
For group bookings (3 rooms or more) a 28 days notice cancellation policy will apply. We will try and resell the rooms and may be able to waive all or part of the charge.
Check in is from 3pm until 9.30pm. We may be able to accommodate check in outside of these times however you will need to call to check. Reception is not manned 24/7.
Check out is 10.30am. We may be able to offer a later check out on certain days with prior arrangement.
Smoking is strictly not permitted in any part of the building. If you are found to have been smoking in your room, we will levy a deep cleaning charge equivalent to one night’s accommodation.
Food brought in from outside or take aways cannot be consumed in your room.
It is not permitted to flush anything other than toilet paper because the property is on its own treatment plant. No feminine hygiene products, wipes etc should be flushed at any time. If found that feminine products, wipes etc have been flushed and clogged the system you could be charged damages
In the event of malicious, wilful or negligent room or other property damage Away From Home Ltd trading as Roseneath House reserves the right to charge the full amount for reinstatement of items found to have gone missing or to have been broken or the cost of repairs or amount of any loss including business interruption losses to the credit card or debit card of the individual who made the booking.
